Welcome to the Byre. When you make a booking with us you are entering an agreement with us. Please read our terms and conditions below.
The price includes accommodation plus any additional extras chosen at the time of booking.
The Byre reserves the right to alter our prices at any time and without notice.
We reserve the right to correct any pricing errors or inaccuracies, including confirmed booking prices.
We accept the following forms of payment: Stripe Credit or Debit Card Payment, Stripe is a third party secure payment processor and a non-refundable deposit of 50% will be taken at the time of booking, the balance remaining will be debited from your credit or debit card approximately 6 weeks before your stay.
If your card is due to expire ahead of your final payment being taken, please contact us to arrange alternative payment.
If the final payment is not paid by the due date, The Byre reserves the right to retain your deposit and re-sell the accommodation.
Bookings are deemed provisional until you receive email confirmation.
Cancellation and Insurance
Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable.
Cancellation by you at any time will result in your deposit being forfeited, as all deposits are non-refundable.
Once full payment has been made, you will not qualify for a refund if you wish to cancel your booking.
In the event of force majeure – or any personal circumstances including unforseen illness, where your booking needs to be cancelled, these cancellation terms will still apply.
We recommend you taking out holiday insurance, which is inexpensive and can be obtained from any good broker, to cover yourself from any loss of cancellation.
If for any reason we need to cancel or change your booking, we will inform you as soon as reasonably possible. If we need to make a significant change to your confirmed booking or need to cancel your booking, we will try and organise an alternative booking or process a refund.
Amendments to bookings
We do not accept amendments to bookings.
Bookings are not transferable and cannot be changed under any circumstance.
We are unable to change the date of your booking once the booking has been made.
If you decide to leave early, the nights not spent at The Byre will not be refunded.
The Byre reserves the right to refuse or cancel a booking, without a statement of reasons at any time.
In exceptional circumstances, and if cancelling your booking for reasons beyond our control, we would offer you a refund or an alternative date.
We do not accept children aged 5 or under at The Byre due to the large deep Pond in the garden.
Pets are not permitted. Should this rule not be adhered to, fines may be enforced.
There is strictly no smoking or vaping at The Byre, including within the gardens.
The Byre is situated in a small Hamlet with surrounding neighbours, we respectfully request no parties, social gatherings and no loud music.
No photography or videography is allowed for commercial purposes without prior permission or arrangement.
Check is from 4pm on the day of arrival
There is space for two cars to park in the private driveway. Please be aware the entrance gate threshold is narrow so please enter slowly. The car parking area is surrounded by flint walls so be careful when opening car doors. The Byre accepts no liability for any damage caused to vehicles whilst in the car park.
Check out time is 10 am on the day of departure, you are responsible for ensuring that the key is placed back in the security key box by the water tap in the driveway when you leave.
Please be aware of the dangerous deep water within The Byre’s pond and adhere to the following rules;
Strictly no swimming in the pond.
Never leave children unattended in the garden.
Never lean into or over the pond
No entering into the pond, even to paddle
No throwing things into the pond
Be careful walking around the perimeter of the pond and be mindful of where you tread.
Upkeep and Maintenance
The garden is maintained by two gardeners who visit once a week for 2 hours, please note this could be over the course of your stay.
The Byre reserves the right to repair, maintain, or redevelop any area of the property without notice. We do not offer a discount or provide any form of refund or compensation in these circumstances.
We reserve the right to enter the accommodation at all reasonable times for the purpose of inspection if we feel it may be necessary.
Damages and Breakages
Please take care when staying at The Byre. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents.
Please report any breakages or damages as soon as they occur. We do not normally charge for minor breakages, but we will send you an invoice for any repair or losses which we find.
We reserve the right to make an additional charge of £50 if any breakages or damages that occur to The Byre (or its contents) have not been reported. This charge will be on top of the cost of the damage that has occurred.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Booking a stay at The Byre signifies agreement to be bound by these Terms and Conditions.
